Four Ways a Skylight Fails

They are genuinely different failures with different fixes, and a contractor who does not distinguish between them is guessing at your leak.

The Glazing Breaks

Hail cracks or shatters the glass or the polycarbonate dome. On laminated glass you may get a crack that holds together, which is safer but still a failure. Less obvious is an impact leaving a small surface pit and nothing else visible, because a pit is a stress concentration that thermal cycling will find.

The Seal Fails

Most modern skylights are insulated glass units: two panes, a sealed cavity, usually a gas fill, sealed at the edge. That seal can fail from impact, from age, or from the pressure changes a severe storm front produces, without either pane breaking.

You will know because the unit fogs between the panes, or develops a permanent haze that cleaning cannot touch, because the moisture is inside a sealed assembly.

The Flashing Kit Leaks

The most common cause of an actual leak, and the one least likely to be diagnosed correctly.

A skylight is sealed to the roof by a flashing system that layers with the shingles: a base at the bottom, step flashing up the sides, a head flashing at the top, each piece lapped so water sheds over rather than under. When that system is installed incorrectly, reused from a previous roof, or replaced with sealant, water gets in at the junction rather than through the unit.

This is why a skylight can leak while being in perfect condition. The unit is fine. The roof around it is not.

The Curb or Frame Moves

Hail dents metal cladding, cold weather cracks vinyl frames, and a curb mounted unit sitting on a wooden curb can move as that structure ages or takes water. Any of those opens a gap.

Insurance Claim Assistance for Skylight Damage

Skylights are among the most commonly omitted items on a North Texas hail claim, and there are two reasons.

The first is timing. A hailstorm compromises a seal or damages the flashing and nothing visible happens. The next few rain events come straight down and the roof sheds them normally. Weeks later a storm drives rain at an angle, water is pushed up under a lapped edge that is no longer sound, and a stain appears on the ceiling. By then the roof claim may already be settled.

The second is access. Skylights are elevated, awkward to inspect properly, and easy to look at from a distance and call fine.

The Cheapest Time to Replace a Skylight Is While the Roof Is Off

If you take one thing from this page, take this, because it saves real money and almost nobody is told it in time.

To replace a unit properly, the flashing has to come off and go back on, which means disturbing the shingles around it. So replacing a skylight on its own is a roofing job with a skylight in the middle of it. Replacing one during a roof replacement is a few extra minutes while the roof is already open.

The practical rule: if your roof is being replaced and your skylights are more than about fifteen years old, or showing any symptom above, replace them at the same time. Otherwise you will very likely pay somebody to open up a brand new roof within a few years, and a penetration disturbed after the fact is never quite as good as one installed as part of the original system.

Repair or Replace

Repair when the glazing is intact and the problem is the flashing or the surround. Re flashing a sound skylight into the roof properly fixes most skylight leaks.

Replace when the glazing is cracked, when the seal has failed and the unit is fogged, when the frame or curb has moved, when parts and matching glass are no longer available, or when you are having recurring leaks that have already been chased more than once.

One honest note on sealant. If somebody previously fixed your skylight leak with a tube of sealant over the flashing, that was a temporary measure whether or not it was described as one. Sealant is not a flashing system, it degrades under UV, and it hides the joint it covers. We remove it and look at what is underneath rather than adding another layer.

Yes, and this is the most commonly missed form of skylight storm damage. Impact can compromise the edge seal, damage the flashing, or pit the glazing surface, all without cracking through. None of those announces itself immediately, which is why skylights should be inspected at the time of the storm rather than when a stain appears.

The edge seal has failed. The gas fill has escaped and moist outside air has got in, and the moisture is inside a sealed assembly where cleaning cannot reach it. It can be caused by age, a manufacturing fault, or storm impact and pressure change.

That pattern usually points at the flashing rather than the unit. In light rain falling straight down, water sheds over the flashing normally. In wind driven rain it is pushed at an angle and can get under a lap that is no longer sound. A unit in perfect condition can leak this way, which is why diagnosing the flashing matters before anyone sells you a new skylight.
