A Fence Is a Sail Bolted to the Ground

A board on board cedar fence is a continuous solid surface, six or eight feet high, presenting its full area to whatever the weather does. When a straight line wind front comes through, that surface catches everything, and the entire load transfers into a small number of posts.

The Soil Does the Rest

Much of Collin and Denton County sits on expansive clay that swells when wet and shrinks when dry, and our weather takes it through that cycle repeatedly. Every cycle works a post slightly loose in its hole. By the time a storm arrives, a post quietly loosening for five summers does not need much persuading.

The Post Is Almost Always the Problem

If you take one thing from this page: push on your fence posts at shoulder height. A sound post barely moves. A post that rocks in its footing, or moves independently of the concrete around it, has already failed whether or not the fence is standing.

Then look at the bottom. Wood posts rot at grade, right where the wood meets the soil, because that is where it stays damp longest. Steel posts rust at the same line. The rot is often invisible until it is scraped, so a post can look sound at eye level and be hollow six inches above the ground.

Replacing panels is cheap and replacing posts is not. A quote noticeably cheaper than the others is often a quote not touching the posts, and you will be paying for that section again after the next front.

Insurance Claim Assistance for Fence Damage

Fencing usually sits under a different part of a homeowner’s policy from the house. Most policies separate the dwelling from other structures, and fences, detached garages and freestanding pergolas commonly fall into that second part, which carries its own limit expressed as a percentage of the dwelling limit. What that percentage is on your policy is on your declarations page, and it is worth knowing before you need it.

What matters practically is that fence damage from the same storm belongs on the same claim as the roof, against the same deductible. The most common way North Texas homeowners lose money after a hail event is by dealing with the roof in spring, noticing the fence in summer, and finding the claim was settled without it.

Permits and HOA Approval, Two Different Approvals

A great many homeowners find out about both of these after the lumber has been delivered.

The city. Fence work is permitted in a number of the cities we serve, and the requirement genuinely differs. The City of Aubrey lists a fence permit application among its residential permits. The City of Gunter lists a residential fence permit of its own and requires contractors to register before working there. The City of Lowry Crossing names fences individually on its list of projects requiring a permit. Some jurisdictions require nothing for a like for like repair and everything for a new fence or a height change. We confirm for your address, and where a permit is needed, we pull it.

The HOA. Separately, most master planned neighborhoods here have an architectural committee with rules about height, material, picket profile, which way the finished face points, stain color and whether anything may be attached to the fence. An approved specification in one neighborhood is not approved in the next.

Get the HOA answer before material is ordered. Replacing a fence twice because the stain color was wrong is the most avoidable expense in this trade.

Panel, Section, or the Whole Run

Panel repair when damage is confined to boards or a single panel, the rails are sound and the posts either side pass the push test.

Section replacement covers a run between sound posts, including resetting or replacing the posts at each end. This is the common storm repair: a wind event takes out a length, and the honest scope is that length plus the posts holding it.

Full replacement when posts are failing along the whole line, when the fence has become a patchwork of different wood ages, or when a storm has taken enough that the remaining sections are the older ones.

On materials: cedar is the default here and its weaknesses are at ground contact and at the fasteners. Wrought iron and tubular steel does not blow down, it bends, and it rusts from the inside of the tube outward where water got in at a cut end. Composite and vinyl resist rot entirely and are more brittle in cold weather, and panel matching is harder because colors and profiles get discontinued.

One cosmetic point people underestimate: new cedar is a different color from weathered cedar and stays that way for a long time. A repaired section on a visible elevation will announce itself until the new wood has aged, which is why fence staining across the whole run is worth discussing rather than assuming.
