The Parts of Your House, and How They Fail

Rake Boards and Frieze

Rake boards run up the sloped edge of a gable, following the roof line, exposed to weather on two planes at once. They are among the first things to fail. Frieze boards run horizontally where the wall meets the soffit.

Column Wraps, Which Fail From the Inside

Worth its own explanation, because this region has a great many covered porches and the failure surprises people.

A column wrap is a hollow box around a structural post. Water that gets in at the top, through an open joint or an unflashed cap, runs down the inside where nothing can dry it. Meanwhile the bottom often sits directly on a porch slab, wicking moisture up from concrete that stays damp after rain.

So a column can be rotting at both ends, invisibly, while looking perfectly good in the middle. The first visible sign is usually paint failing near the base, or a soft spot when you press it.

The repair is not just a new wrap. It is establishing whether the post inside is sound, getting the bottom off direct contact with the slab, and closing the top so water cannot get in again.

Corner Boards, Casings and Decorative Detail

Corner boards at the external corners of a sided wall, casings framing windows and doors, and the bargeboards, brackets, corbels and dentil detail common on the more elaborate elevations in this region’s newer builds.

Garage Door Trim

Takes more abuse than any of them, because it is at ground level, close to a driveway that reflects heat and throws water, and in the path of everything.

Trim sits at the edges and the corners, which is exactly where wind load concentrates. Rake boards get peeled by uplift running up a gable edge. Corner boards pull loose at the fixings. Decorative brackets come off entirely. Hail dents aluminum wrapped trim and gouges wood.

It is also one of the most commonly omitted items on a storm claim, for the same reason as soffit and fascia: nobody was looking at it. It reads as maintenance rather than as an event, and each piece is small enough individually to be waved off even when there are a dozen around the house.

Wood Rot Is a Symptom, Not the Disease

This is the argument of the page, and it is what separates a repair that lasts from one you pay for twice.

Wood does not rot because it is old. It rots because it is wet, repeatedly, for long enough. So when we find rotten trim, the first question is not what it costs to replace. It is where the water is coming from.

The usual answers, in rough order of how often we find them:

A gutter problem, sending water down a wall it was never meant to run down. A flashing problem, missing, reused or incorrectly lapped at a roof to wall junction, above a window, or at a rake. Ground contact, where trim ends at a patio slab or a flower bed and wicks moisture up. Unsealed end grain, because wood absorbs water through cut ends many times faster than through its faces. A failed caulk joint that opened years ago. And irrigation, a sprinkler head that has been hitting the same corner of the house twice a day for six years.

Replace the wood without fixing any of those and you have bought a few years. That is why our quotes name the source as well as the repair, and why if we cannot find the source we say so rather than pretending it does not matter.

Materials, and When to Change Them

Wood. Still the default here, paintable, matches what is there, and vulnerable to exactly the conditions above. Works well when every cut end is sealed and the water source has been dealt with.

Aluminum wrap over wood. Common, and it carries the same caution as wrapped fascia: the wood is still in there, and water behind the wrap rots it invisibly.

PVC and composite trim. Does not rot, which is the point. More expensive, and it moves more with temperature than wood, so it needs fixing and jointing to allow for that. Worth considering specifically for locations that have already failed once, particularly column bases and anything in ground contact.

Fiber cement trim. Durable, stable, heavy, and it needs cutting and handling properly.
