What Emergency Protection Involves

Professional Roof Tarping

There is a version of this involving a blue tarp from a hardware store, four bricks and optimism. It lasts until the next gust, and it usually puts more holes in the roof than it covered.

A properly installed tarp is a temporary roof. Heavy duty reinforced material sized to cover the opening with real overlap onto sound roofing above the damage, anchored at the edges with battens so wind cannot get underneath, fastened with cap nails placed where the permanent repair will cover them, and run so water sheds over the top of the tarp rather than under its upper edge. The upper edge is the part a hurried job gets wrong, because water traveling down the slope finds any lip facing uphill.

Board Up for Windows, Doors and Openings

We board broken windows, damaged doors and any breach in the envelope with plywood cut to the opening and fastened to sound structure, not propped against it.

Board up does three jobs: it keeps weather out of a house already taking water damage, it keeps animals out, and it secures a property that is visibly open at a time when empty damaged houses attract attention.

When You Need It Tonight

  • Active water entry. Any volume, anywhere. Water tracks along rafters and appears a long way from where it got in.
  • Visible structural opening. Missing decking, a hole, a section of roof lifted off, a limb through the surface.
  • A large area of shingle gone. Underlayment is a water resistant layer, not a roof, and it will not last a season as one.
  • Broken glazing, including skylights.
  • More weather coming. A roof that survived Tuesday with underlayment exposed will not survive Thursday.

Insurance Claim Assistance for Emergency Work

Most Texas homeowner policies contain a condition requiring you to protect the property from further damage after a loss. Read yours, because wording and limits differ, but the principle is common and it cuts both ways. Reasonable emergency measures are usually recoverable. Damage that happened because nothing was done, when something reasonably could have been, is the part a carrier is most likely to argue about.

In practice, emergency mitigation is normally scoped as its own line rather than folded into the roof replacement. That is why we document it separately: dated photographs of the damage before the tarp goes on, photographs of the installed tarp, the materials and labor used, and the time of the call.

While You Wait for Us

Once it is safe to move around indoors, these are worth doing and they cost nothing.

Move what you can out of the affected rooms. Put containers under active drips. Pull furniture off wet carpet. Switch off power to any circuit where water is near a fixture or an outlet. And photograph everything as you go, including the ceiling, the floor and anything damaged, because those images are worth real money to your claim later.

A storm damaged roof is not a sound roof. Decking that has taken water is soft in places you cannot identify by looking. The surface is wet, usually covered in loose granules that behave like ball bearings, and often littered with debris. The weather that caused the damage is frequently still moving through. You are carrying a large sheet of material that behaves like a sail. And the whole thing is being attempted in a hurry, in poor light, by somebody who is upset.

A tarp is fastened, so yes, there are fixings in the roof. They are placed where the permanent repair will cover or replace that material, which is one of the differences between a roofer installing a tarp and somebody improvising. Against a roof open to the weather, it is not a close call.
